The 2024 HOA dues are as follows:
- For all properties; the master association is currently $1,027.57 per quarter which covers basic cable/internet, landscaping, clubhouse amenities, 24 guard gated security, sports courts, roadways, sidewalks, common areas, insurance for common facilities.
- For villas (single family homes); there is an additional association (The Enclave) of $488.49 per quarter which covers lawn care, irrigation, lawn spray, plant replacement, mulch, daily garbage removal.
- For town homes; there is an additional association (The Vistas) of $483.00 per quarter which covers periodic roof replacement (not storm repairs), exterior paint excluding front door, lawn, exterior pest control.
- For the condos/apts; there is an additional association (The Ventura) of $674.89 per quarter which covers water utility, building maintenance and insurance.

Windsor Hills Property Management
If you are purchasing a Windsor Hills property as a vacation/holiday rental property you will have the additional costs of a local property manager. This property manager will charge at least $120/month in addition to any possible cleaning fees and maintenance costs. Utility costs will also be higher with a rental property.
